The Institution of Surveyors of Kenya (ISK) says a strengthening El Niño is likely to deliver above‑average rainfall across roughly 80 percent of Kenya during the short‑rains season that runs from October to December.

The World Meteorological Organisation reports the El Niño event is still intensifying and is projected to reach very strong intensity before peaking later in the year, while Kenya’s Meteorological Department assigns an 81 percent probability to very strong El Niño conditions persisting into early 2027.

ISK forecasts that rainfall will begin or increase in many areas during the second and third weeks of October, with some regions likely to experience prolonged wet spells and isolated storms.

Practical steps for property owners and managers

ISK advises property managers to clear silt, soil, plastic, leaves and other debris from drains, stormwater channels and culverts, and to clean and repair gutters, downpipes and roof outlets before the rains intensify.

Owners should assess whether existing drainage can cope with increased runoff and consider installing additional drainage where needed.

Ensuring pumps, generators and other essential building systems are operational, and protecting electrical installations from water damage, are also highlighted as priority actions.

ISK recommends keeping evacuation routes clear, monitoring water levels, and reviewing flood protection for basements, retaining walls, foundations and slopes for signs of erosion or instability.

Staff should be trained for emergencies, with updated contact lists and supplies such as drinking water, fuel and first‑aid kits ready for use.

The organisation also urges owners to review insurance coverage, including business‑interruption protection, and to have clear procedures for reporting weather‑related incidents.
