The Kenya National Bureau of Statistics (KNBS) reported that the overall residential property price index increased to 120.29 in the second quarter of 2026, up from 117.73 a year earlier, marking a 2.2% annual rise.
Quarter‑on‑quarter, the index grew 1.6% between March and June 2026, indicating an accelerating pace of price growth over the three‑month period.
Standalone houses were the main driver, with their specific index climbing 3.1% to 134.47, up from 130.49 in the same quarter last year.
KNBS attributed the rise to sustained demand for detached homes, noting a 0.7% price increase for standalone houses between the first and second quarters of 2026.
In contrast, apartment prices showed only a 0.1% annual increase, highlighting a divergence between the two residential segments.
Apartment values did pick up momentum in Q2, rising 3.6% between the first and second quarters of 2026.
Geographic variation was evident: Nairobi Upper apartments rose to an index of 96.9, while Nairobi Other apartments increased to 119.4, but Nairobi Middle apartments fell to 86.4.
Standalone houses in Nairobi Upper climbed to an index of 136.0, and Nairobi Other saw a stronger rise to 164.9, though prices eased in Nairobi Middle and other regions.
