International Housing Solutions (IHS) Kenya has started construction on the Muzi Enzi rental housing project in Tatu City, a KSh1.8 billion investment aimed at providing affordable, professionally managed homes for the city’s workforce.

The development will comprise 406 apartments on a 2.5‑acre serviced site, including 238 one‑bedroom units of about 40 m² and 168 two‑bedroom units of roughly 60 m².

Construction is already underway, with the first tenants expected to move in by 2028.

IHS Kenya’s Managing Director Kioi Wambaa said the project responds to the rapid growth of Tatu City, which currently houses over 7,000 residents and is projected to triple its population within five years.

The apartments are being designed to meet IFC EDGE certification standards, with green design features intended to lower energy and water consumption and reduce utility costs for occupants.

IHS Kenya expects the Muzi Enzi project to generate roughly 500 direct jobs and 1,500 indirect jobs during construction and subsequent operation, contributing to the local economy.

The Muzi Enzi development is part of a broader plan to deliver nearly 1,000 homes in Tatu City across multiple phases, with a separate 540‑unit Muzi Stani project for homebuyers slated to begin construction in early 2027.

Why Tatu City needs more rental housing

Tatu City attracts more than 35,000 people daily for work, study and other activities, creating strong demand for well‑located, reasonably priced rental accommodation, especially for entry‑level and mid‑level workers.
