The HassConsult Land Price Index shows that five Nairobi suburbs experienced land price declines in the third quarter of 2026.

Muthangari posted the steepest fall, with prices dropping 3.1 percent from the previous quarter.

Gigiri followed with a 2.2 percent decline, while Riverside slipped 1.5 percent.

Spring Valley and Ridgeways also recorded falls of 1.2 percent and 0.6 percent respectively.

Overall, Nairobi’s suburban land price growth slowed to 0.7 percent in Q3, down from 1.4 percent in Q2, marking the weakest quarterly appreciation in three years.

HassConsult co‑CEO Sakina Hassanali said the sharp moderation suggests the previous quarter’s rebound was temporary rather than a lasting shift in market momentum.

She added that the market appears to be returning to a more measured appreciation after earlier strong gains.

Despite the slowdown, 13 of the 18 suburbs tracked by the index still posted positive price movements, with Karen leading at a 3.0 percent quarterly rise.

Westlands and Kitisuru recorded increases of 2.7 percent and 2.6 percent respectively, while Kilimani rose 1.2 percent.

In Nairobi’s satellite towns, land prices grew 0.65 percent in Q3, down from 1.4 percent in the prior quarter.

Nine of the 14 satellite towns posted gains, led by Ngong at 2.2 percent, Kiserian at 2.0 percent and Athi River at 1.9 percent.

Syokimau experienced the largest decline among satellite towns at 2.2 percent, followed by Ongata Rongai at 2.0 percent and Tigoni at 0.9 percent.
