The State Department for Housing announced that, effective 1 October 2026, unit prices for both Affordable Housing and Market Housing projects have been increased, with some two‑bedroom apartments rising by Ksh600,000.
Affordable Housing rates are up 20 percent, while Market Housing rates have risen 10 percent, and the new figures apply only to fresh applications submitted from the start date.
The steepest increase in the affordable tier concerns two‑bedroom apartments, whose price moved from Ksh3 million to Ksh3.6 million, adding Ksh600,000 to the purchase cost.
Studio units now cost Ksh1.8 million, up Ksh300,000 from Ksh1.5 million, and one‑bedroom apartments have risen to Ksh2.4 million, an increase of Ksh400,000.
Market Housing adjustments include a two‑bedroom unit now priced at Ksh3.96 million (up from Ksh3.6 million) and a three‑bedroom unit at Ksh5.28 million (up from Ksh4.8 million).
Applicants who had already entered the programme before 1 October retain the earlier pricing, ensuring their previously secured rates remain unchanged.
Boma Yangu warned prospective buyers in mid‑September to submit applications under the existing rates before the new schedule took effect.
The programme continues to allocate units based on income bands: social housing for earners up to Ksh19,999 a month, affordable housing for incomes Ksh20,000‑Ksh149,999, and an affordable middle‑class segment for those earning Ksh150,000 or more.
New applicants can apply through the Boma Yangu portal on eCitizen, register via the Boma Yangu platform, or use the *832# USSD service, with the revised prices now forming the basis for all fresh entries.
